 Purchasing in Whistler….

 There are over twenty- five types of residential zoning in the Whistler area. Some of these zonings allow for the use of the property for the purposes of short term rental, limit the amount of owner personal use and some prohibit short term rental. To simplify, the zoning breaks down to either residential use or tourist accommodation. Your desired uses of your Whistler home will determine the properties you should be looking at.

Residential properties can be either single family homes, semi detached homes or condominiums. The property can be used as a part time or fulltime residence and rented out long term. If you would like a combination of personal use and rental income you will need to look at properties with tourist accommodation zoning.

 Individual properties that permit usage as tourist accommodation may also have covenants registered against title that determine the amount and type of personal and public usage of the property. These are generally referred to as Phase One and Phase Two properties and are found for the most part in Whistler Village, Blackcomb Benchlands and Whistler Creek.

 Phase One Units

These units are also known as “unrestricted” and are mostly studio, one and two bedroom condominiums found in the Village in lodges. There are no restrictions on owner usage of these condominiums, but there is an organized rental program available for times when the owner would like the property rented out. The owner can also opt to personally manage the nightly rental of the property themselves.

 Phase Two Units

 These homes are also known as “restricted” and are studio, one and two bedroom condominiums incorporated in an ongoing hotel operation. The number of days an owner is allowed to use his suite is restricted to 4 weeks winter and 4 weeks summer. The benefits to these units include revenue, potential tax shelter, along with the various hotel services and amenities. These investments work best for the occasional visitor who travels from further away from the resort.
